01 — Arrive

We arrive, read the light and shoot.

There is no storyboard. On larger properties that means working around the sun rather than the clock, so the house is photographed in the hour it looks best rather than the hour we happened to book.

02 — Stills

Stills that read as editorial images.

Most companies rely on outsourced editing houses for speed, and it shows: the flat, over-brightened look that says real estate before it says anything about the home. Every frame here is edited in our own studio, with the light held the way it was in the room, so the set reads like a magazine spread rather than a listing feed.

03 — Film

Film is how a house makes you feel.

Sixty to 120 seconds built around real movement through the house, not a drone orbit. Gimbal and slider work, natural sound where it helps, licensed score where it doesn’t.

04 — Aerial

The setting, from above.

Transport Canada RPAS Advanced certified and insured. Lot lines, shoreline and approach, with the NAV CANADA authorization most of the peninsula needs already filed.

05 — Twilight

The twenty minutes when the sky and the windows balance.

The single highest-performing frame on most luxury listings, and the hardest to fake. The interior lit room by room, then the twenty minutes when the sky and the windows balance.

06 — Delivered

Made to be noticed.

Delivered in a private gallery within 48 hours, already sized for MLS, web, print and social.

Then it goes live. On a phone, in about two seconds, next to forty other properties.

  • Aerial & drone

    RPAS Advanced certified and insured, with the NAV CANADA authorization most of the peninsula requires before anything leaves the ground.

  • Sunset or sunrise

    A dedicated evening or morning visit, the interior lit room by room, shot in the minutes when the sky and the windows balance.

  • Vertical reels

    Reframed shot by shot at 9:16, not a landscape film turned on its side. Cut to its own rhythm for Reels, Shorts and TikTok.

How a shoot runs

  • No travel charge

    Greater Victoria and Sooke included. Mill Bay and up-island, and the Gulf Islands, are quoted flat and in advance.

  • 48 hours

    Photography is typically 24–48 hours and film 48–72, depending on the season. Delivered in a private gallery, already sized for MLS, web, print and social.

  • RPAS certified

    Transport Canada Advanced Operations, fully insured, and we file the airspace authorization most of the peninsula needs.

  • Weather-flexible

    We reschedule at no cost whenever the weather will not do the property justice. We would rather move a day than photograph a home at less than its best.
